he literally said he's going to keep raising rent twice as expected and make people's lives harder what's not clicking

I'm sorry, but your landlord background was what again... ?

Even if you rented property, this is expected.  Rent generally goes up every so often.  It's called inflation.

Btw, go out and try to find other landlords that would give you a free month of rent to buy groceries and medicines, followed by 50% rent the next three months and not raise the rent for FOUR YEARS.    You'll never find many landlords like @Chromatic Lover who'll give slack to a tenant like that.  Do you want him to give up his first born?

edit: to be clear this post is a separate issue than what's going on in this thread.

You are assuming the first raise in the rent will be as significant as the rental raise in 2024. It won't be. It will be a raise in such that I brake even when the books are balanced in 2022. And by the way, landlords a lot of the times raise the rent every two or three years. I raise mine every four years.

I really want to be your tenant ngl :ally:

i really can't believe some rats here are defending people who want to kick others out of their homes SPECIALLY IN THE MIDDLE OF A PANDEMIC. i don't care who you are, who bred you, whose ass you came out of. you're scum. don't quote me anymore as there's nothing to discuss here.

there should be no landlors, SPECIALLY NO MULTI PROPIERTY OWNERS, no one should make profit out of a basic need such as HOUSING and it should be regulated by the goverment as soon as possible.

Woah - hold up a minute. The vast majority of us in this thread absolutely reject what these landlords are doing.

Evicting tenants during this period is 1) inhumane, and 2) economically illogical.

But it's worth assessing what landlords contribute to society, before jumping to such radical perspectives.

As well as providing accessible housing, for example, they also create secure jobs for themselves, which prevents state dependency. They also, from that said income, pay large taxes, which, again, helps to keep society turn.

And since the vast majority of these landlords pay large mortgages for the properties they rent, they ALSO keep the banks afloat, which offers non-landlords the opportunity to secure their own mortgages, business loans and development loans... all of which enrich society.

Sure, the system is not perfect.

And yes, some individuals will disproportionately benefit.

But, collectively, society is overwhelmingly benefitted by the private housing sector.

Where is the problem? Of course, if you are on a rent, you have to pay  Just because there is a pandemic, it doesn't mean that now everything is free...

people are losing their jobs and dying, melissa. you shouldn't be able to evict people out of their homes.

This involves the larger question of: if the mortgagor needs to pay, shouldn't the renter need pay?

I don't think there's a solution here, other than the government and FI's taking it easy on mortgagors at this time.
Don't know what the right answer is. But I do think it's cruel to evict someone at this time, that's all I know.

Get the pinot ready, because it's turtle time.

then the government should intervene and help pay the rent. But you can't blame the landlord. Both the tenant and the lanlord are on the same boat. From what I read it seems that the landlord should stay with 0 income and be silent

Yeah!

Tenants and landlords ARE in the same boat!

The gov SHOULD step in!

The point is, in the meantime, WHY act so cruelly and callously as you and the op examples???

What happens after four months tho?😬

So not all apartments are rented for the same price. For the lower priced apartments, I would be a little more lenient with them and my property manager will deal with each on a case by case basis. So who ever needs continuous relief we will work something out. For the higher priced apartments, they are usually over $2000/$2500, then the lease go back into effect as normal. This is providing the crisis is under control within this time line.

If the crisis continues then banks would have to postpone mortage and loan payments (hopefully, we know how evil banks can be when they are ready).the federal government would have to get involved as well. If the banks offer postponing these payments then I would be able to extend the relief further as I won't have to pay the bank. The good thing is that I make sure I have a good relationship with the bank in the sense that they know that I pay these loans and mortages on time. So hopefully, they would recognize that. But again banks only care about sucking as much money out of you as possible even if you have a good relationship with them.

So right now, we are just monitoring the situation as time goes on. My aim was to ensure that I offered for the next four months home security to my tenants without taking a significant financial hit.

It feels like the thread got lost somehow.

The point is not "all landlords are bad", but only specific ones who kicks out tenants during the pandemic.

Landlords still have the right to raise the rent according to economy situation, the apartment is their investment and their business.

But in my own opinion, if you pay a mortgage on this investment apartment, just sell it..  you either buy the apartment cash or don't buy it at all, it's a mistake that many people do because they think that renting an apartment is easy money.

So sploosh your juice all over me you Riverboy

This is a consumerist culture, money is GOD. And to an extent the idea of exchanging goods for services makes sense and is completely primal, but not to the level were at today. Now it’s completely conceptual. You’re exchanging little pieces or paper, or maybe data in a computer, on the faith that those pieces of paper hold value. But if everyone was on the same page, or if everyone decided right now that they weren’t paying rent, human ingenuity would find a way to make it work. I mean, the structures already exist. And there’s no way to enforce kicking everyone out of their homes.

Not only that but there’s already more vacant homes in the US than there are homeless people. But as long as we collectively hold value in the material things we own, this will never change without a huge societal shift. And devastation would come along with that.

I agree. However, when you want to expand your business, then you would at some point have to take on debt. Your first two appartment buildings should not be mortaged or held in collateral so that if something goes wrong, the revenue from these already paid off properties can help support the loans for the other and subsidize rents for tenants as needed.

Some of the replies in this thread are beyond ridiculous. Inhumane and just plain wrong.

The U.K. government has put in place legislation to prevent landlords evicting people impacted by the epidemic, mortgage breaks for those that can afford a mortgage (including Landlords!!) Housing associations, local councils and the welfare system are trying their best to help those impacted. You have to remember everyone is in this together, we are all struggling, and compassion to those affected is free.

I hope other nations will follow suit and help their residents best they can, otherwise we are going to have hundreds of thousands across the globe needlessly made homeless.

I don’t think anyone is suggesting rent arrears accrued during the epidemic should just be forgotten, but have some heart, people are dying, loosing their livelihoods. The last thing people need who can’t meet their rent payments is to be thrown out onto the streets and made even more vulnerable than they potentially already are.

That's okay. But we should call out landlords who are stressing people out with eviction notices during this time though. There are ways to brake even when it comes to your financials. It may not occur this year or in 2021, but it should occur with a four year period. Rentals are something you need to have proper money management over due to how easily affected it is by the economy.
