I do believe the commercial real estate realm is long overdue for a rehaul and has been crushing human beings worldwide for decades, as those with billions are able dictate residential prices by means of nothing else but proximity. I see the problem, but am not sure what action can/should be taken. Housing is a universal human right and as such, I believe it should be controlled directly by the government. However, I think that saying what we or anybody else believes is one thing; dismantling and restructuring real estate, the literal first societal economic construct in history, is gonna take a lot more than that. For decades, people fought for their right to own the land they live on (problematic in and of itself). To suggest the government should control it and that we should surrender those rights is also problematic; not in intention, but in practicality. Conflict would inevitably happen, and we’d have another war or some equatable nightmare, which in the end would only fuel the need for resources from the top, which doesn’t solve the problem and only would make it worse. i suppose I say all of this in the hopes that we can put our brains toward a system that compromises in some ways, but always puts human life and welfare first. It's a long term goal, but you asked how I would change it and that's how I would. However, other changes are required for us to get there that don't necessarily align with your question or the housing market, that's why I didn't mention them. For example, in this case, such a change in housing policy requires a change in the conditions of the country or territory in which you want to implement it. In the case of the US, we can start with expanding the welfare state to accommodate the needs of the people in a more amplified way, so to speak. Organize campaigns that could result in bigger and bigger taxes to the wealthy, money that would then be spent on this expansion. That could give us a few more years of time in which we could further advance with other projects, like for example, increasing the size of the public sector and start allowing the government to enter the real estate market. I don't really know the specifics because this would require a more in-depth look and access to the tools you'll have at your disposal when the time comes. But it is a multi-generational project, for sure, that could advance A LOT by expanding the welfare state. The alternative is, of course, revolution, which is faster, but it won't happen soon here in the US due to the state of the left, basically lol sorry if I didn't make sense, I'm a little tired Former First Lady of the United States. This can be started with a few public housing projects here and there, which of course could be hard to sell as an idea given the current climate, so that's why I would approach the matter step by step like I said on my previous comment.
