I am a landlord myself. 

I extended late payments if necessary for those who relied on customer services/food and beverage type of job since it’s not only about kindness. It’s about who do you want to live with. If they appreciate you, they’re likely to treat your appartements better and be more responsible for payment after this pandemic.

 

Please ignore the spelling in username. I am a Beyonce stan afterall.

The U.K. government has put in place legislation to prevent landlords evicting people impacted by the epidemic, mortgage breaks for those that can afford a mortgage (including Landlords!!) Housing associations, local councils and the welfare system are trying their best to help those impacted. You have to remember everyone is in this together, we are all struggling, and compassion to those affected is free.

I hope other nations will follow suit and help their residents best they can, otherwise we are going to have hundreds of thousands across the globe needlessly made homeless.

I don’t think anyone is suggesting rent arrears accrued during the epidemic should just be forgotten, but have some heart, people are dying, loosing their livelihoods. The last thing people need who can’t meet their rent payments is to be thrown out onto the streets and made even more vulnerable than they potentially already are. 

If mortgage breaks can be arranged temporary rent wavers can too

 

Tho I also think the rent should be payed eventually (deferred not forgiven) because the landlord still has to pay ur hydro bills, and their deferred mortgage will also have to be payed

I’m a property manager and this is a very stressful time. I have no idea if people will pay or not but I’ve been speaking with other landlords to see what they are doing and I hope I can handle it as well as possible. We are all in this together and I wish it was my choice to not take rent right now. My plan so far is just to communicate as well as possible with people and try to see if there is anything they can pay until things get better. Evicting anyone even after this is all over would feel horrible. Renters who have been affected must feel so hopeless :( any advice you guys have I will surely take.

So far this is what most landlords are doing from what I’ve heard.

Landlords like this are horrible human beings. 

A responsible landlord would have money saved up just in case a tenant doesn’t pay or emergencies.

Not to sound shady but everyone to the extent of their ability should try to have a little savings

 

U can say the exact same thing about renters should have a little extra in case of emergencies so they can pay their rent what's the difference?

 

Some ppl genuinely just cannot afford to have any savings because they are living paycheck to paycheck... Im going thru a situation where my savings were drained and now I have none so I understand sometimes it's just not possible

 

But the same can be said about landlords that also can live paycheck to paycheck especially the ones that only own their own property and depend on rental of part of it to pay their mortgage. This common stereotype that all landlords are loaded just isn't fair. That may be true of some but not all

 

What u said applies to both not just tenants tbh

I do agree with this, but what do you mean by hydro bills? As in water? Unless otherwise specified by your landlord - here in the U.K. at least, renters pay for their own Water, Heating/Electric, Council Tax, and other utilities (internet/phone line, TV etc)

This would depends on the contract. I was refering to contracts where ur rent includes services

 

Here in Canada for example sometimes utilities like water and electricity, your natural gas and internet may be included in your rent as a packaged

 

For those contracts landlords need ur rent not just for mortgage but also those services they provide u as well

 

Other contracts may include only some, or none at all. It really depends on the contract

 

When my ex and I were looking for a new place to rent that was a major thing to consider on the price. Something that looked too cheap could be because it doesn't include anything else. Other times something seemed expensive but it wasn't if u took into account that it was all inclusive

 

So just depends on the contract

 

Very often if you rent an entire house, u pay your own utilities too. If you rent just a portion of a house like a floor, basement or room most landlords find it easier to just include it in rent rather than trying to figure out who consumed what or having seperate meters etc

 

Most landlords in Toronto live in the same house as their tenants because they have to rent out part of the house to be able to afford it. Those arrangements (which are the majority) will typically include utilities and Internet

Owning property is a responsibility you choose to take on. 

Needing a place to live is not. It’s a necessity. 

So, yes. Everyone should have savings. But many cannot due to living paycheck to paycheck. 

But if you’re going to own a property you have a higher responsibility to pay property taxes, fix your property, etc.

Paying your rent is also a responsibility.

 

Yes circumstances sometimes make it impossible to have savings and by no fault of ur own u don't have the money. But what I'm trying to make u understand is that landlords can go thru the exact same situations

How do u know a landlord didn't have his or her salary reduced AFTER buying a house? How do u know a landlord doesn't try to have savings but by coincidence something else happened that drained them?

 

Landlords can be average people too that can get thrown with situations in the face where they too are struggling to get by

 

Buying a house is a multi decade process. Someone could of had the ability to be "responsible" and have extra money on hand when they bought it and then their life circumstances changed

 

I know u love to stick up for the little guy and often don't see the other perspective, but I think ur stereotyping and generalizing all landlords as financially successful people that are therefore immune to struggle or something

 

There's lots of landlords in tough situations. My farther in law was a perfect example after wife had to go on disability and income was cut in half and he also had identify fraud that stole a lot of his life savings that he wasn't able to recuperate. Guess what? He was a struggling landlord that could not get by without rent even tho when he bought the house 10 years ago he was doing fine and could fit ur description of "responsible landlord"

 

Honestly u need to learn to look at more than one perspective

 

EVERYONE is hurting right now. I do not approve of just throwing ppl out and some kind of solution should be talked out between tenements, landlords and bank. I'm not saying I approve the disgusting behavior on OP

 

But there's also rehetoric on this thread including urs that implies all landlords have it easy and are disgusting people. Theres lots of landlords in hard positions too not all are loaded people

I have family that own properties. I’m not saying all landlords are loaded. 

I’m just saying there are more responsibilities when it comes to owning a property.

I get that. But I'm trying to point out sometimes even to the best if their ability they don't have savings. Most landlords are everyday ppl too and get thrown into circumstances they didn't anticipate

 

That's especially true if they bought a property when they were better off. People financial circumstances can change a lot over time and a house is a long term investment

 

Just because they had the ability to be more "responsible" with it before doesn't mean that will be the case 8 or 10 years later

 

I'm just trying to see both sides here. I don't wanna see tenants just get thrown out I think that's gross

 

But the way some ppl stereotype landlords I think is also unfair but not surprisingly more tolerated given the modern attitudes

 

The best solution now is for the 3 main parties involved, tenants, landlords and banks to be willing to compromise and work together and a 4th component is whatever Governments can do to help

 

Pointing fingers on who is evil or responsible for the problems to me is just counter productive. Everyone is being affected to some degree or another :shrug:

Not all landlords are wealthy. 

Some people rent their houses because they couldn’t sell them and had to move. Or they got married, remarried and had two homes. They still owe money every month on two homes.

There are lots of military families that buy a home in an area they want to retire to eventually, and rent it out while they are stationed in other places.

Many landlords aren’t making money off of rental properties. They are simply trying not to lose money or go bankrupt themselves.
