Toronto grew 77,000 people last year (125,000 for the metro) a rate 3X faster than the second fastest "Phoenix Arizona" at just over 25,000

 

The explosive rate has led to severe housing shortage and record low vacancy rates as low as 0.3% in parts of the city despite the condo construction boom

In terms of housing affordability it's a disaster

Yeah... With the tougher downpayment rules, shorter amortizations, stress tests etc...

 

It has not cooled the market much so far :emma:

 

I think the government is failing to cool the market because this isn't a speculation problem inflating prices...

 

There's just not enough houses and the demand drives it up

tbh I don't like Toronto. I feel like there's too much buildings and nothing is charming about it. and it's kind of boring, club/bar wise, from what I've experienced . sorry.

I live in Toronto and the traffic is getting really bad. Public transportation is also severely congested and too many condos are being built everywhere. It’s becoming huge and I don’t think it’s a bad thing but there needs to be proper infrastructure (roads, subways, etc) that need to be built to accommodate a growing population.

:air: I meant general population migration. Of course some cities grows much faster than others.
