Years of constant Mortgage Rule and lending tightning have failed to cool housing market, the last round of tightning cooled market for only 3-4 months

 

It is now more generally accepted that Canada may have never had a housing bubble but rather prices have surged because the shortage is just too severe. Vacancy rates are as low as less than 1% in many parts of Canada

 

To Fight Homelessness and try to make housing more affordable, Justin Trudeau has announced a $40 Billion program to build 100,000 Units, renovate 300,000 others and free up Government owned Land for private companies to build faster

 

Many Provinces have recently announced their own seperate program strategies to increase construction especially after the recent increase in annual immigration

Tbh i think this will only help slightly given the size of the market, population growth and size of housing shortage problem

 

I think it would be better do work more closely with companies to change laws to speed up aproval process for faster building!

 

@Luc scandinavian Countriesbclose to u have fast growing populations right? I think Sweden has severe housing shortage too

what has been done in North Europe that works?

Nothing yet, it's difficult to make a solution that fits. Cities naturally get more money than the rest from the economy as companies, investments, tourism and high wages are centered there, and there's not enough government redistribution (e.g. old age pensions). More and more people head to the big cities for jobs and education leading to prices skyrocketing while the rest of the country faces low growth in house prices making it difficult to form good national policy. But what's being done here is that tax deductions on owning a house or having a big mortgage are being reduced. Labour party in Amsterdam has proposed a ban on Airbnb, which could help solve some of the more local problems. The consensus is to build more, but left and right disagree on what kind to build: the right-wing parties want more upper segment houses while left-wing parties want more social housing to rent. Meanwhile local governments are incentivised to get more high-wage people to move in while low-wages, convicts and unemployed are being chased away by higher rent and less houses for them (basically gentrification) as long-term unemployment benefits are handed out by local governments: this means that gentrification is an easy cost reducer. But that doesn't fix the problems on a national scale.
