After Brexit: UK surrenders top spot to Germany in European property invest

"Germany has eclipsed the UK to become Europe’s most popular destination for property investment since the Brexit vote.

In the third quarter of 2016, more investment flowed into German real estate than UK for the first time in four years. Some €13.6bn was committed to the German market against €10bn for the UK, according to data from Real Capital Analytics.

Meanwhile, a survey of 800 leaders in Europe’s property industry found that Berlin, Hamburg and Frankfurt were viewed as the top three prospects for real estate investment among European cities — with London languishing at number 27.

London’s decline came after the UK’s vote to leave the EU prompted investors to reconsider whether British bricks and mortar could still be considered a safe haven, the report by the Urban Land Institute and PwC, the professional services firm, found.

“The fallout from the Brexit vote gives an extra boost to the already-strong German real estate market,” said Lisette van Doorn, European chief executive of ULI.

“With considerable political and economic uncertainty in Europe, many real estate investors are willing to sacrifice some yield in return for lower risk. In this risk-off environment, the stability of German cities becomes even more attractive.”

Some 90 per cent of those surveyed said UK property values would decline in the coming year.

Meanwhile, real estate investment trusts in Germany and Scandinavia have risen since the Brexit vote to trade at premiums to the value of their assets, a sign that investors feel their cash is safer there, the report said.

In comparison, UK reits are trading at discounts of about 20 per cent to net asset value, according to Jefferies, the investment bank."

This is justified. German cities are beautiful and nice to live in. Just hope it doesn't cause the German housing market to overheat.

This is really sad. Brexit was a con and a result from a pathetic Prime Minister's last attempt to gain power. The EU is losing out on a lot of money, more than this 'Estate' case has gained Germany; and vice versa.

It's negative for both side. On the positive side countries like Germany will profit and European integration can go further and Britain can have finally its independence it wants

Brexit was always going to have a lot of issues and those issues are still surfacing.  We have to give it time, years, to see what happens. I'm over complaining about the stupidity of leavers.

We don't want it  The vote turned out 50/50 (by a diff of 2%), and a lot of the policies the leave campaign put forward were then taken back the day the results came out, so I'm sure a lot more people would be leaning towards remain now.
