I wondered the same thing for a while, perhaps it is because of who lived there before? (Frank Zappa) I remember back in 2014 during her MTV takeover she mentioned that the apartment she was staying in was previously lived in by Liza Minelli and Tony Bennett before, so maybe the musical history is why she moved there.

It was an interview from several years ago, I want to say 2016-2019, maybe Joanne era. Someone asked why she moved from NYC to Malibu, and that was her response.
