Torontos vacancy rate has jumped from a shockingly low 0.3% to 1.5% now. Tho still far below the 3% that is considered  healthy, it is an improvement 

 

Since the stress test mortgage regulations  began 2 years ago, Housing Prices continue to fall in major Canadian Markets especially Vancouver

 

Toronto has not seen the price relief that many cities in Canada have seen but very robust construction that has Toronto home to more cranes than any other city in the world giving hope rent and home price growth may moderate

 

Trudeau has also started a program of several billion dollars to provide low interest loans to home builders who build rentals and affordable family units

 

Despite more social assistance and higher minimum wages, Canadas housing crisis has resulted in a higher homeless rate than in the US for years now
