Just a couple of Kilometers to the north and the the Greater Toronto Area ends and turns to farm land.  Im in the outermost outskirts of the suburbs. Homes should be cheap here

We are getting baby subway. 3 stops are underground... the rest is grade-separated above ground:poot:

It is really an LRT. But the city did plan it really well in my opinion. It is being opened in phases but it will hit all major centers or close within range by 2022. The buses in Ottawa were already pretty solid so you can always bus from an LRT station which will act like hubs to a more specific location.

There is suppose to be cool celebrations here this summer for Canada's 150th birthday since confederation. One of them being phase 1 of this line supposed to be opening... They named it the damn 'Confederation Line'... 

But what they really need to have is Gaga headline some Canada Day fest. She was here a couples of years ago for Bluesfest but we need her again. The newspapers and GP were slayed. She can meet Mr. Trudeau (not in denim overalls please) and hell let's invite Her Majesty The Queen!:trollga::firega:

I still think this is a different scenario. The US collapse wasn't just housing trouble--banks also sold funds and stocks based on mortgages and people kept applying for loans to get more and more property, which the banks gave easily until nobody could pay anymore.

The buyers in Canada (and from overseas/offshore buyers) can pay. Loans aren't problems. There are offshore buyers that can pay the whole amount in cash upfront, and they compete with each other, driving the prices sky high all while squeezing out locals that rely on the usual downpayment+mortgage. Locals can't keep up with the rising listing prices driven by the rich--the exact opposite of the US where locals bit off more than they can chew.

But many locals still buy property and should it fall, many will he in underwater mortgages

 

I agree in terms of loan customer quality, we have more qualified borrowers than the US did. Also we cant just walk away from mortgages luke they did in US which intensified the crash

 

Also interest rates now are likely to rise more slowly than they did in 2005-2007

 

In terms of prices tho weve surpassed the US Housing bubble by quite a bit. Our consumer debt is also at 167% vs a peak of 134% in US

 

It will be interesting to see how this goes

 

Given we havent had as much over construction as the US tho, fewer construction jobs would be lost should the market crash!

Canada is a $2 Trillion economy and 10th largest economy in world... way smaller than the $15 Trillion the US was when it had its crash

 

If Canada were to go into a financial meltdown (worst case scenario), the global impact would be much smaller
